This holiday season, some real-estate agents get the gift of overtime.

In the last weeks of the year, a surge of luxury homeowners make big moves. With fewer listings for sale, some last-minute shoppers go on the hunt for bargains, while others take advantage of tax benefits for year-end planning. For luxury real-estate agents, whose weekend getaways might cost them a six-digit commission, vacation is a relative term.

“This has been an active year, and it’s pushing through to the end,” said Jonathan Miller, a New York real-estate appraiser who notes that the final flurry of activity often occurs in early December, in a last-ditch effort before law firms and title companies shutter for the holidays.

On Thanksgiving Day, while Rick Edler’s family watched “The Good Dinosaur,” he sneaked out of the movie theater to make his own blockbuster: a $3 million home sale in California’s Palos Verdes Estates.

Mr. Edler, an agent with Vista Sotheby’s International Realty, left the movie theater to call his buyer because he heard the seller was willing to negotiate. (He got a tip from the seller’s agent, who was biking with his family in the desert.)

The Digital Real Estate Services segment accounts for more than 35% of News Corp‘s valuation, in our estimation, and this segment derives revenues by selling online advertising services on its residential real estate and commercial property sites. The company is looking to grow in the property and home services category in Australia and a step towards this goal was its acquisition of 25% stake in tradie search site hipages, which helps people find electricians, plumbers and other home related services. While this is a small stake in a start up, it can complement News Corp’s residential real estate advertising business and is an indication of a larger strategy of increasing focus on the digital real estate business. A major acquisition of iProperty by News Corp’s REA, ((News Corp owned REA acquires iProperty for $414M, medianama.com, November 2015)) which is likely to be completed by the first quarter of 2016, could be the key driver of global revenues for this segment.

In September 2014, News Corp acquired Move, Inc., the company that operates the widely used realtor.com in the U.S. Given Move’s content advantage, the company felt that it was well-positioned to capitalize on the fast growing U.S. online real estate sector. News Corp’s Digital Real Estate business saw a 71% increase in its top line for Q1 FY 2016, including revenues realized through Move Inc. We expect revenues of this segment to increase from nearly $0.65 billion in 2015 to more than $1 billion by the end of our forecast period. The company is looking for avenues to grow this revenue aggressively and the latest investment in hipages seems to be part of this strategy. In addition to Australia (News Corp has a 61.6% stake in REA Group Limited operator of the Australian residential property website, realestate.com.au) and the U.S. (acquisition of Move, Inc.), the company is looking to expand its digital real estate business globally. In November 2014, News Corp acquired a 25% stake in the parent company of PropTiger.com, a digital real estate marketing platform in India, for $30 million. The Indian Real Estate market is expected to reach $180 billion by 2020, and the acquisition of PropTiger.com has given News Corp entry into this growing market.

RIO DE JANEIRO, BRAZIL – The FipeZap Index, which measures the changes in price of property in twenty cities across Brazil, has released its monthly figures which show that in November the market largely remained stable, with a drop of only 0.05 percent. However, the average price per square meter of properties advertized for sale in Brazil between January and November this year presents a real decrease of 7.44 percent after inflation is taken into account.

Real-estate prices dropped in Brazil in 2015 but prices in Rio de Janeiro remain the most expensive in the country, photo via Rio Exclusive.

According to the IBGE (Brazilian Institute of Geography and Statistics), the rate of inflation for the period was 9.47 percent, while the average price of real estate changed by only 1.32 percent in the year. Since the general rise in prices was greater than the fluctuation in the price of real estate an overall drop is registered for the year.

The average price per square meter of the twenty cities included in the survey was R$7,609. Rio de Janeiro, as ever, was the most expensive location, with an average price of R$10,458 per square meter advertised for sale.

By comparison real estate in Contagem, in Minas Gerais, was the cheapest at R$3,551 per meter-squared. Eight of the cities surveyed experienced a nominal decline: Florianópolis, Rio de Janeiro, Belo Horizonte, Recife, Contagem, Salvador, São Paulo and Brasília.

It was supposed to be a short-term play. Investors would buy thousands of bargain-basement single-family homes during the foreclosure crisis, rent them for a few years and then sell them off and be done.

That's what the critics thought anyway, but that is not how this still-nascent class of real estate is playing out. Instead, the big players are consolidating, which could make the stocks of those left standing potentially more attractive.

The announcement last week of a merger between Arizona-based American Residential Properties, which owns 8,938 rental homes, and California-based American Homes 4 Rent, which owns 38,377, was the third such deal in the asset class this year. The combined company will own and manage homes in 22 states and is projected to have an equity market capitalization of $5.5 billion based on closing prices as of Dec. 2.

Real estate crowdfunding is arguably one of, if not the, most popular and fastest growing segments of the crowdfunding industry. Particularly those portals focused on P2P (or “marketplace”) lending of real estate projects. That is probably why it seems like I hear about a new real estate crowdfunding portal popping up all the time. That being said, rarely do I hear about portals who have a level of team experience, or a proven deal track record, to rival that of the recently released PeerStreet real estate lending platform. Naturally I had to learn more about them so I reached out to their C.E.O. Brew Johnson with a few questions.

PeerStreet DiagramFor those that do not know, PeerStreet is a marketplace-lending platform which was recently released to the public in late of October of this year. PeerStreet gives accredited investors the opportunity to invest in short and mid-term real estate debt directly alongside institutional and other large lenders with individual investments starting as low as $1,000. PeerStreet also provides for other unique options such as automated investing capability which matches investors with loans that meet their investment objectives and a self-directed IRA option which has tax-deferred benefits. There are two things about this platform that really stand out to me however; their executive team and their pre-release track record.

Google OfficeFounded by real estate attorney, Brew Johnson and former Google executive, Brett Crosby, PeerStreet boasts a stellar executive team, In addition to the experience of its two founders, PeerStreet has managed to add a number of other truly experienced members to their executive team including:

ractice, was dropping his daughter off at Columbia University this year when he noticed a long line of cars each with an Amazon Prime decal on its side.

At the time he was trying to expand Weil Gotshal’s practice representing the warehouse owners who lease space to Internet retail giants. Eyeing the cars, he figured a little bit of information about Amazon Prime’s business would be helpful. “I went to the driver of one of the cars and said what’s going on here?” Mr. Rosen recalled.

Mr. Rosen slipped him a bit of money as an incentive. “Twenty dollars later he said ‘sure, I’ll tell you.’”

As real-estate owners adapt to new technologies, the law firms that represent them are changing to keep up with existing clients and add new ones. In Weil Gotshal’s case, the intel Mr. Rosen gleaned from the driver and from a road trip he took visiting modern warehouses along the New Jersey Turnpike helped the firm gain business.

Clients hired Weil Gotshal to represent them in four of North America’s five largest industrial real-estate transactions in the past two years. “Clients want more than just somebody who can do paperwork on transactions,” Mr. Rosen said. “You have to be able to give business advice.”

The struggling real estate market in the country could get a major relief once the Seventh Central Pay Commission recommendations are implemented by the government as an increase in salaries of government employees is likely to boost the demand for home purchases.

While, on the supply side, the country's real estate sector is likely to be supported by recent easing of foreign direct investment (FDI) norms by the government, the implementation of the pay panel proposals is being seen as a "potential game changer" on the demand side.

"The Pay Commission recommendations will have a significant impact on the real estate cycle in small towns as more than 80 per cent of Central government employees reside in tier II, III cities," said analysts at Credit Suisse in a report.

The Seventh Pay Commission, headed by Justice AK Mathur, recommended a 16% hike in basic salary and a 63% increase in allowances for government employees, taking the overall hike in salaries to 23.55%.

The recommendations are expected to rise in incomes of 3.4 crore employees and pensioners once the state and central governments implement them. Housing and transport sectors are expected to be the biggest beneficiaries from an increase in incomes of government employees.

"Altogether around 80 per cent of the beneficiaries would see an increase of less than Rs10,000 per month and account for 50 per cent of the payout. The rest would get around Rs 24,000 more every month on an average," said the report prepared by Neelkanth Mishra, Prateek Singh and Ravi Shankar of Credit Suisse.

Canyon Lake Ranch, a place 35 miles northwest of Dalas that used to be known for outdoor activities such as camping and water skiing has been transformed into a zoo of dangerous animals. However, the ranch will soon be transformed into a subdivision with 99 small mansions that are designed for Chinese buyers who are mostly from the Mainland, China.

Chinese people have been investing globally despite the current stock market crash in China. According to the New York Times, these individuals are eager to invest anywhere except their home country. In fact, Chinese investors have been purchasing real estates in London, Vancouver and Australia.

The same scenario applies to United States. Chinese investors are, according to Time, spending their billions into projects in the US such as those the real estate industry. They are said to be buying luxury condos in Manhattan and mansions in Silicon Valley.

The influx of Chinese home buyers in the US greatly affects the affordability and availability of housing in dense areas such as San Francisco and Manhattan. Although they still remain a small fraction of overall market for expensive properties, it cannot be argued that it does play a role in the trends of the market.

Real estate companies and brokers have been developing products and services catered to Chinese customers, too. In fact, a Chinese real estate site, Leju, already has listed American homes by US real estate search website, Zillow, in their database.

Gazit-Globe said it would pay a dividend of 0.46 shekel a share for the third quarter, the same as in the second quarter.

A home is by far the most cost-intensive investment that most Indians will ever make in their lifetimes. Consequently the process is almost always protracted and complicated.

The home-buying process invariably involves personal inspection of a number of options at close quarters, including location, quality of construction, legal sanctions, appropriateness of said amenities, reputation of the developer and appreciation potential. There are options galore and customers tend to get deterred not just with choices but with the real estate jargon governing those choices. Simplified here are common terms used more frequently by developers that will help you make a satisfying and informed choice.

FSI (Floor Space Index)

Floor Space Index and floor area ratio are used interchangeably, causing confusion. Both are unified development codes applicable in cities and are synonymous with the other, although FSI is more commonly used in India.

Did you know that there are rules governing how tall a building can be? Termed FSI, mathematically speaking, this is the total covered area on all floors of all buildings on a certain plot divided by the area of the plot. i.e. (FSI) x (plot area) = Maximum build-able Floor Space.

Simply, it means the buildable area on a plot of land. For example, if you have a plot of land of 100 sq m and the FSI of that area is 1, then you can build 1x100 sq m of floor space (area of construction equals the area of the plot).

Alternatively if you build 40 sq m on the ground floor, 40 sq m on the first floor, then you can only build 20 sq m on the second floor because the total built floor space in this case should not exceed the plot area of 100 sq mt. Similarly, if the FSI for that same plot of land was 2, then you could build 2x100 = 200 sq m on that land. The higher the FSI, the taller a building can be unless there is a height restriction depending on the law of the land. Premium FSI refers to permission obtained to build extra floor space by paying a premium.

Carpet area, Built-up area

Carpet area is literally defined as the exact area within the walls of your home. To make it downright simple: If you had to lay out a wall-to-wall carpet in your entire house, the area it would cover is the carpet area, whereas built-up area includes not just the carpet area but also the area being occupied by the walls of your home. Super built-up area is what we often talk about. It is a very inclusive term. It is the built-up area plus proportionate area of common areas such as the lobby, lift shaft, stairs, etc.

Sale deed

If there is one important thing that gives legal protection to ownership of your property, it is the sale deed. This is a document that contains details of transfer of property ownership from a seller to a buyer.

One of the most valuable legal documents while purchasing or selling property, this document needs to be registered mandatorily and is governed by the Registration Act. The purchase or sale of property is not legally complete until a sale deed is signed between buyer and seller.

Stamp duty

If only the cost of the unit was the only expense involved! Purchasing property involves duties and registration charges, one of which is stamp duty.

This is simply a type of tax collected by the government under its jurisdiction for a transaction of property. As a general rule, stamp duty is generally paid by the purchaser. The percentage of stamp duty levied varies in different States. For those who buy flats, stamp duty is calculated on the basis of the land parcel applicable to the purchaser in the multi-storey apartment.

This is known as undivided share (UDS) of the property. For example, if a building has been raised on 2,400 sq ft and has 10 equal-sized apartments, each member has to pay stamp duty for 240 sq ft land.

The size of UDS varies depending on the apartment size.

Most of people in India started thinking about investing their money in residential plot and land in India. I think that is great decision for any real estate property buyer. As most of us know residential plots for sale in Varanasi isn't an easy affair.

Varanasi Residential Land For Sale

I was just wondering what all people of Varanasi need to search at before deciding to buy Varanasi residential land. I thinking I would put down whatever I know about this subject here.

There are several points to consider before buying residential plot and land in Varanasi
One should not buy Varanasi residential plots if they want to build a residential real estate property sometime later there.

Encumbrance Certificate:  This is what refered as “EC” is shortly. One needs to get an EC from local sub registrar office can find out whether the people who is planning buy or sell the Varanasi Residential Plot to us is the "complete" owner of that land or plot.

One should verify the Patta: This document would have details about real estate property (length, width etc.,) & the survey number of the both commercial as well as residential property in Varanasi or around all over India.

Before buying any commercial as well resident property or plot and land check whether it has CMDA approval?

Always better to involve a good / genuine lawyer in this process. Lawyers normally verify the EC, patta and cross check whether the copy of documents he have matches with that of the original.
Now-a-days I think there are banks which lends loan for purchasing lands too.

You might want to do a soil test or get an expert advice from some good civil engineer or real estate property expert. So you might want to check before buying commercial property for sale in Varanasi on whether this is suitable for constructing a house or not.

Buy commercial property In Varanasi is challenging unless one has sound financial backing for initial investment in residential plots for sale in Varanasi. There are many banks in India offers loan for buying commercial property in Varanasi or residential plots for sale in Varanasi and even for construction. The intricacies of the commercial property for sale in Varanasi require that the buyer be cash rich. On the other hand, in case of buy residential property in Varanasi, loans are easier to avail, albeit, at similar interest rates.

Residential Plots For Sale In Varanasi
Secondly, building one’s own home on Varanasi residential plots can be a challenge since one has to constantly monitor the construction activities, right from meeting with architects to ensuring raw materials are used correctly. Also, a common problem faced by most first time real estate property builder in Varanasi or architect in Varanasi is the tendency to stretch the budget while constructing the any real estate property in Varanasi, resulting in overspending.

When one considers the resale value of the real estate property in Varanasi or residential plots for sale in Varanasi, most folks in Varanasi, India who are searching for an individual real estate property in Varanasi prefer to buy commercial property in Varanasi or Varanasi residential plots and construct their own real estate property as opposed to buying a built house. However, with the cost of construction of real estate property and plots escalating, there are buyers for real estate building individual houses too.

In case of constructing a real estate property in Varanasi, while the plot and land value appreciates, the property value depreciates due to wear and tear. Owners must pay special attention towards space planning, construction quality, and quality of amenities etc.
