In a new report from one of the largest commercial real estate firms in the world, Newmark, Grubb, Knight and Frank, the old model of the isolate suburban office park is already obsolete. Their report revealed that office building tenants now have already different preferences.

According to NGKF, the office park model does "not offer the experience most of today's tenants are seeking." As a result, the suburban office market is faced with "obsolescence" on a "massive scale." More than 1,150 US office properties with over 95 million square feet are confronting this problem. Fortunately, a number of these old school office properties can still be salvaged with renovation.

The report stated, "Walkability and activated environments are at the top of many tenants' list of must-haves." To remain competitive, office parks in isolated pockets without a mix of uses around them must have "in-building amenities" such as a conference center, a fitness gym and food service.

"If tenants are not going to be able to walk to nearby retail or a nearby office property to get lunch, they had better be able to get it at their own building," the NGKF report emphasized.

Millennial consumers and their choices increasingly drive the real estate market, several experts said this week at CBRE’s Sacramento 2016 forecast event.
For example: One factor holding back home construction is a delay among young consumers in forming households, said CBRE associate Brian Parker in a presentation to the gathering on Tuesday. And when they do buy, they are more interested in infill than greenfield subdivisions.

Millennial consumer patterns are also affecting retail, said associate John Brecher of CBRE Sacramento. Millennials like to be close to where they work and shop, and they're also big users of e-commerce, he said. That means local stores will need to find ways to get their wares into consumer hands quickly, Brecher said. He said Walmart in particular might ramp up such services in the Sacramento region.

Along the Delhi-Jaipur highway, a short drive from the town of Neemrana that's famous for its picturesque, 15th century hill fort, lies the Japanese Industrial Zone. It's a bit of an oddity in the desert-state that's known for its palaces, forts and havelis.

There are more than 30 Japanese enterprises in this zone, which has been developed by the Rajasthan State Industrial Development and Investment Corporation. The Neemrana model could be replicated in the at least 11 industrial townships that Tokyo plans to build in the country to widen its economic footprint in India, a key strategic partner.

Baldwin is not worried about the market in the long term.

"Newer real estate agents have only known the great market of the past couple years. Yet, a changing market is part of real estate. The stabilization we are seeing now was bound to happen. Knowing how to advise our clients and navigate through is part of the real value of a Realtor," Baldwin said.
Baldwin is confident in what Houston has to offer. He sees a city full of great neighborhoods, a strong sense of community with a broad and diverse range of attractions.

Federal Reserve officials participating in a “war game” exercise this year came to a disturbing conclusion: Six years after the financial crisis ended, the central bank remained ill-equipped to quell the kind of dangerous asset bubbles that destabilized the savings-and-loan industry during the late 1980s, tech stocks in the 1990s and housing in the mid-2000s.

The five officials—gathered at a conference table in Charlotte, N. C.—had to determine if hypothetical booms in commercial real estate and corporate borrowing risked collapse and damaging fallout for the broader economy.

The group was asked what to do about it. Fed officials said afterward they saw they lacked clear-cut tools or a proper road map of regulatory measures to help stem the simulated booms. They also disagreed on whether to use higher interest rates to stop bubbles, a blunt instrument affecting the entire economy.

“I walked away more sure about the discomfort I originally had,” said Esther George, president of the Federal Reserve Bank of Kansas City and a participant in the June exercise. She and others believe the Fed’s low-rate policies might have played a role in booming asset prices.

The worry has turned more concrete. Commercial real-estate prices are soaring and Fed officials face the conundrum of what, if anything, to do.

“Signs of valuation pressures are emerging in commercial real-estate markets, where prices have been rising at a solid clip and lending standards have deteriorated, although debt growth has not yet accelerated notably,” Stanley Fischer, vice chairman of the Fed, said in a speech Thursday.

A report by the real estate company Re/Max says house prices in Regina and Saskatoon have dipped, compared to a year ago, because there are more homes for sale on the market.

The report, which the company called a housing market outlook, examined sales figures in both cities.

In Saskatoon a recent flurry of construction activity "has created market conditions modestly favouring the buyer," the report said. "Currently, there are four months of inventory on the market and inventory is expected to increase as more of these new builds come to market next year."

Average price dips

The outlook noted that the average sale price for a home in Saskatoon was $361,000 last year. It is now at $354,000 — a two per cent drop.

The company also provided a profile of what buyers are seeking in Saskatoon.

"Single-family homes priced between $350,000 and $425,000 were in highest demand," the report said. That demand was coming from first-time buyers and people looking to move out of a condo and into a detached home. Young people, with two incomes, were especially interested in two-bedroom homes in an older neighbourhood.

Saskatoon also saw many new condos being built, the report said, noting that inventory "is higher for condos than single-family homes", adding that most buyers preferred new builds.

Regina market

The report found similar market conditions in Regina, where there has also been a lot of new construction taking place.

"High inventory kept Regina in a buyer's market throughout 2015," the report said. "However, as construction slows and inventory is absorbed a more balanced market is anticipated [for 2016].

And yet, despite how horrific that sounds, Jake Collins still insists that his venture isn't a joke.

NASHIK: The Confederation of Real Estate Developers' Association of India (CREDAI) Nashik recently held a business to business (B2B) meeting with the local real estate brokers in a bid to boost the real estate sector in Nashik. 

Around 100 residential projects by around 30 city builders were showcased during a meeting held in Hotel Gateway in Nashik, which had been attended by around 200 brokers.
