Most of people in India started thinking about investing their money in residential plot and land in India. I think that is great decision for any real estate property buyer. As most of us know residential plots for sale in Varanasi isn't an easy affair.

I was just wondering what all people of Varanasi need to search at before deciding to buy Varanasi residential land. I thinking I would put down whatever I know about this subject here.

There are several points to consider before buying residential plot and land in Varanasi
One should not buy Varanasi residential plots if they want to build a residential real estate property sometime later there.

Encumbrance Certificate:  This is what refered as “EC” is shortly. One needs to get an EC from local sub registrar office can find out whether the people who is planning buy or sell the Varanasi Residential Plot to us is the "complete" owner of that land or plot.

One should verify the Patta: This document would have details about real estate property (length, width etc.,) & the survey number of the both commercial as well as residential property in Varanasi or around all over India.

Before buying any commercial as well resident property or plot and land check whether it has CMDA approval?

Always better to involve a good / genuine lawyer in this process. Lawyers normally verify the EC, patta and cross check whether the copy of documents he have matches with that of the original.
Now-a-days I think there are banks which lends loan for purchasing lands too.


You might want to do a soil test or get an expert advice from some good civil engineer or real estate property expert. So you might want to check before buying commercial property for sale in Varanasi on whether this is suitable for constructing a house or not.
